Starting condition: unused garage slab. Permit path: CA ADU ordinance, title 24 energy compliance, electrical sub-panel upgrade. Timeline: 14 weeks from approval to final inspection.

Delivered scope included full framing, spray foam insulation, mini-split HVAC, full kitchen and bathroom rough-in, and engineered oak flooring. Budget variance at close: zero.

Neighborhood permit nuances matter. Silver Lake sits in a hillside fire zone — that added one inspection stage most contractors miss on first submission.
